Keep Your Home Cozy: Winter Boiler Care Tips

Writer: Canaan FamilyCanaan Family

Winter in Korea can get pretty chilly, but with a few simple preparations, you can keep your home warm and safe all season long. At Canaan Realty, we’re here to help you make sure your home stays cozy and your heating systems are running smoothly. Here’s everything you need to know to prevent costly boiler issues and avoid frozen pipes this winter.

1. Get Your Boiler Checked

Before the cold really sets in, schedule a professional boiler inspection. It’s important to ensure that there are no leaks, sediment buildup, or worn-out parts. Regular maintenance is key to preventing major repairs and ensuring that your boiler works when you need it the most.

2. Prevent Frozen Pipes with a Drip

One of the simplest and most cost-effective ways to prevent pipes from freezing is by letting a small stream of water drip from your faucets. When temperatures dip, water in pipes can freeze, expand, and cause pipes to crack or burst, leading to expensive repairs. A slow drip keeps the water moving, which reduces the chances of freezing.

Why It Works:

  • Prevents Stagnation: Moving water is much less likely to freeze. When water sits still in pipes, especially in areas with poor insulation like basements or external walls, it can freeze and block the pipe.

  • Reduces Pressure Buildup: Freezing water expands and increases pressure, which can cause pipes to burst. A drip prevents that pressure buildup by keeping the water flowing.

While running a faucet might seem wasteful, it’s far less expensive than dealing with the aftermath of burst pipes. Repairing frozen pipes can cost hundreds of thousands of Korean won, depending on the severity of the damage. A steady drip is an inexpensive preventive measure that can save you a lot in the long run.

3. Manage Boiler Pressure

Check the water pressure in your boiler regularly. If the pressure is too low, it can lead to the boiler not working properly. Keep the pressure between 1-2 bar. If it falls below this range, you can top it up by following the instructions in your boiler manual.

4. Lock in the Warmth

An insulated home is key to helping your boiler run efficiently.

  • Seal Leaks: Install weatherstripping around windows and doors to block drafts.

  • Use Bubble Wrap or Thermal Film: Consider using these materials on your windows to keep the warmth inside and the cold out.

  • Layer Rugs: Adding rugs to your floors helps keep heat in and adds a layer of comfort to your space.

5. Use Ondol Efficiently

If your home has ondol (underfloor heating), here are some tips to maximize its effectiveness:

  • Set a Steady Temperature: Don’t constantly turn the heat on and off. A steady, moderate temperature will help your home stay warm without overworking the system.

  • Avoid Overheating: Keep your thermostat at a reasonable level to prevent wasting energy and avoid putting extra stress on the system.

6. Prep for Time Away

Heading out for a while? Make sure your heating system is still set up to protect your home.

  • Keep the Boiler on Low: Keeping the boiler on a low setting ensures that the temperature doesn’t drop too low and cause freezing.

  • Shut Off the Water: If you’ll be gone for an extended period, consider turning off the water supply to avoid any potential leaks or frozen pipes.

7. Watch for Warning Signs

Stay vigilant for any signs that your boiler may need attention:

  • Strange noises (like banging or gurgling)

  • Inconsistent heating in different rooms

  • Error codes or flashing lights on the boiler display

If you notice any of these issues, it's best to get them checked out early to avoid bigger problems down the line.

8. Clear the Boiler’s Space

Keep the area around your boiler clean and free of clutter to ensure proper airflow and reduce the risk of fire hazards. Clear space helps your boiler run more efficiently and lowers the chances of overheating.

9. Use Korean Heated Blankets and Floor Mats

For extra warmth without overloading your heating system, try using heated blankets or floor mats. These are common in Korean homes and are perfect for providing warmth directly where you need it, whether you're sitting on the couch or sleeping in bed. These cozy items let you stay warm without overusing your boiler, saving energy and helping you stay comfy all winter.
